  • How do I book your vacation rental property?

    We have a “Book Now” Button on our website that will redirect you to our direct booking engine, please make sure to select the right dates and choose the property of your liking.

  • What is your cancellation policy?

  • Are there any additional fees not included in the listing price?

    This depends on the property that you are booking.

    In our Tulum properties you may consider extra costs for extra services such as: transfer, tours, chef services, bike rentals and groceries among others. Feel free to ask.

    In our San Pancho properties you need to consider a 5% service fee, a grocery shopping fee, grocery deposit, security deposit and all ad ons such as transfer and activities. Feel free to ask.

  • Is a security deposit required? If so, how is it handled?

    Yes, we ask for this and the way it works is:

  • Can I make a reservation for a large group?

    Yes, although we have to respect the number of guests allowed on the property. We usually have larger groups book different properties in the same complex.

  • What time is check-in and check-out?

    Tulum:

    Check-In is at 16 hrs and Check-Out is at 11 hrs.

    San Pancho:

    Check-In is at 15 hrs and Check-Out is at 12 hrs.

  • Is early check-in or late check-out possible?

    We rarely allow ths as we have to prepare and clean the property for all our guests’ arrivals but we accept the inquiry and if we can, we will gladly help make this happen. On occasions we are able to keep our guests luggage for them until check-in time is met as well as keeping the luggage after check-out.

  • How do I get the keys to the property?

  • Is Wi-Fi available, and what is the speed?

    Yes, all of our properties have great Wi-Fi connection. You will e able to take meetings and stream if you want to.

  • Are linens and towels provided? Do you provide toiletries or should I bring my own?

    Our properties offer all towels and linens that you need for a comfortable stay as well as shampoo, conditioner, body and hand wash and body lotion.

  • Is the kitchen fully equipped, and are basic spices provided?

    You have a fully equipped kitchen with all basis needs to cook a meal . In terms of spices, salt and pepper are available.

    In case of our luxury San Pancho property, this includes advanced kitchen equipment and species.

  • Is smoking allowed in the property?

    Only outdoors.

  • Are pets allowed? If so, are there any restrictions or fees?

    We do not allow pets at any of our properties but please le us know about service dogs, we will respect this.

  • What is the policy on parties and events? Are there quiet hours or noise restrictions?

    You can celebrate all you want but respect the amount of people allowed at each property. Quiet time begins at 10 pm.

  • Can you recommend local restaurants, attractions, and activities?

    Yes, our concierge will be happy t help with recommendations and reservations. We want your stay to be nothing but exceptonal.

  • Can you provide information on parking options?

    We have free parking spaces available for our guests at all of our properties.

  • Can I extend my stay if needed?

    This is only available if we don’t have a confirmed reservation on the departure date. Although we will try and help offering other available units for you to move to.

  • How can i move around in the area?

    Whether ou decide to rent a car, bike or scooter or another moving transport, our concierge will e happy to call taxis for you for you to go out of the property. You just need to let our concierge know 15 min before you want to leave.
